Flagler and Palm Coast Commercial Construction Update: 9-25-2016

Chase Bank, 7-Eleven, Thai by Thai, The Brass Tap, Protea/Sabal Palms Senior Living, Tuesday Morning, Petco, Tractor Supply Co, Sara’s, Luso America Café & Bakery, Lighthouse Harbor Marina and Harborv

PALM COAST, FL – September 25, 2016 – The resurgence of a robust residential real estate market has spawned several commercial projects in Flagler County. Here’s an update on recent activity representing millions of dollars in construction value, permitting and impact fees, as well as future property tax revenue for both Palm Coast and Flagler County.

Thai by Thai: Applied for an Interior Alteration permit for the space in Island Walk formerly occupied by Salsa’s restaurant. The contractor stated construction value for this project is $231,279.

Racetrac: Construction is moving along nicely at the new Racetrac gas station and convenience store on the southwest corner of SR 100 and Seminole Woods Pkwy.

Goodwill Industries: Applied for an Interior Alteration permit for Unit #1301 in Island Walk (next door to Mattress One). The contractor stated value is $30,000.

The Brass Tap: Applied for an Interior Alteration permit for Unit #201 in Island Walk. The contractor stated value is $150,000.

Sara’s at European Village: This lifestyle boutique and skincare business has been issued an Interior Alteration permit for Unit #B-115 in European Village. The contractor stated value of this improvement is $45,000.

Protea/Sabal Palms Senior Living: A Commercial Construction permit has been issued for construction of an Adult Living Facility at 65 Fernmill Ln. (The entrance will be from Palm Harbor Pkwy.) The stated value for the project is $11,455,000. A total of $155,719 was paid for permitting and impact fees.

7-Eleven: A Commercial Construction permit has been issued for a Convenience Store and gas pump Canopy for 2560 SR 100. This is an out-parcel of Beach Village at Palm Coast. The stated value is $275,000. A total of $61,192 was paid for permitting and impact fees. A separate Commercial Site Development permit was issued with a stated value of $200,000.

Create Your Taste: A Commercial Interior Alteration permit was issued for 4851 Belle Terre Pkwy. The stated value is $20,000.

Luso America Café & Bakery: A Commercial Interior Alteration permit was issued for Suite 5-F at 15 Hargrove Grade. The stated value is $10,000.

Chase Bank: The new Chase Bank in Island Walk is showing its form as contruction moves quickly.

Lighthouse Harbor Marina: A county Land Development permit has been issued for earthwork and pond excavation at the former Lehigh Cement plant site.

Harborview Marina: This project is on the county Technical Review Committee agenda for a September 28 special meeting to consider a Planned Unit Development (PUD) amendment. The original PUD combined a salt water marina with a system that would lift boats from the salt water to a fresh water canal system interior to the project. The fresh water canal was a clever adaptation desguising retension ponds required for a storm water management system. The PUD amendment substitutes stacked dry storage and traditional retention ponds for the lift and canal system. This project is south of Palm Coast Plantation and adjacent to the planned Lighthouse Harbor Marina.

Petco: A Certificate of Occupancy has been issued for Unit #608 in Island Walk. The next step will be the installation of store fixtures.

Tuesday Morning: A Certificate of Occupancy has been issued for Unit #603 in Island Walk. The next step will be the installation of store fixtures.

Tractor Supply Co: Construction continues on this new store in The Shoppes at Palm Coast at the southeast corner of SR 100 and Belle Terre. An Aldi supermarket, gas station/convenience store are also planned. Additional outparcels will likely attract restaurants and banks.

    Is there any truth to the rumor of Chipotle going over by Panera on 100? I was told they bought the lot where Discount Tire began construction then left. Thanks!

    Town center

    Do you known if there is an plans for and new business in the town center? It’s a shame that all that area is being unused. I think a family reaturant and a gas station would really help to get more traffic flow there.

    Commercial development in Town Center (i.e. restaurants) will be driven by residential rooftops. ICI’s purchase of property for residential development will help. I doubt that gas stations will find their way into Town Center. Three gas station/convenience stores are already planned or underway along SR 100.

    The Fallacy of calling this Commercial Development

    As a Commercial Real Estate Broker, I find calling growth in retail franchises in Palm Coast as “commercial development”. Retail company growth is just a result of increased rooftops or Companies finally thinking that this area can support their goods or services. True commercial development would include the other major categories of commercial real estate, namely, office, industrial and multi-family. We need to have companies that produce things and hire for better paying jobs for this area to truly grow. Until that happens, this area will be looked at as. Retirement community with no real economic development!!

    The article was does not mention “commercial development” per say. It is about commercial construction and is only a snapshot of projects either making visible headway or moving along the permitting process. There are, of course, other projects that would satisfy your definition of commercial development in the mill that have been mentioned in previous updates. Among them are the new FP&L building at the corner of SR 100 and Town Center Blvd and the National Guard building near the Flagler County Executive Airport. Not to mention the $millions in the pipeline for upgrades and new construction at the airport itself.

    Also, don’t forget about Designs for Health. They were an Economic Development recruit that prospered and outgrew their facility. So they purchased nearly 42,000 SF at 6 Commerce Blvd for $1,995,000.

    What is the true story regarding Aldi’s?

    I have been waiting for Aldi’s and was originally told that they were planning to open before Christmas of 2016. Today I heard that they have pushed back their opening until 2017 and maybe never because of difficulties with Palm Coast. I haven’t bought a tractor since I moved here 14 years ago but have travelled to Daytona Beach and St. Augustine to shop at Aldi’s many times. If Palm Coast is at fault I am very upset or if this is some political issue I am mad.
