Palm Coast Population Grows to 87,607

No longer the country’s fastest growing city and county, Palm Coast and Flagler County have grown by 1.8% and 1.9% respectively. Marineland population stalled at 11.

15 Fastest Growing Cities as of 7-1-2018PALM COAST, FL – May 24, 2019 – The U.S. Census Bureau yesterday announced the latest population estimates for incorporated entities (towns and cities). That release along with last month’s release which covered states, counties, and metro areas provide our first complete look at the area’s population in 12 months.

Here is a summary of last month’s release:

Flagler County grew 1.9%, adding 2,130 new residents, down slightly from the 2.4% growth and 2,586 new residents the previous year and 2.8% growth and 2,931 new residents between July 1, 2015 and July 1, 2016.

By comparison, between July 1, 2017 and July 1, 2018:

  • The U.S. population grew .62%, down from .64% growth the previous year.
  • Florida’s population grew 1.54%, down from 1.68% growth the previous year.
  • St Johns County grew 4.24%, up from 3.8% growth the previous year.
  • Volusia County grew 1.74%, down from 1.78% growth the previous year.
  • Putnam County grew 1.06%, down from 1.39% growth the previous year.
  • The Deltona – Daytona Beach – Ormond Beach Metro Area, which includes all of Volusia and Flagler Counties, grew 1.8%
  • Florida had three counties ranked in the nation’s top ten by percentage growth; Walton County #5(4.5%), Osceola County #7 (4.3%), and St Johns #8 (4.2%).
  • The top three most populous metropolitan areas, New York, Los Angeles, and Chicago all lost population between July 1, 2017 and July 1, 2018.
  • The Villages led all metro areas in eight-year growth from April 1, 2010 to July 1, 2018 with a growth rate of 37.8% but dropped to #6, growing only 3.1% in the year between July 1, 2017 and July 1, 2018.
  • Flagler County recorded 796 births, 1,319 deaths, and 2,642 net migration.

Thursday’s release includes population estimates as of July 1, 2018, for incorporated entities. Here are some salient numbers:

  • Beverly Beach added three new residents; 397 to 400, thus growing +0.7%
  • Bunnell led all cities with a dramatic increase, due to the success of Grand Reserve, increasing from 2,683 residents to 2,820, a +5.1% growth rate
  • Flagler Beach saw only a slight increase from 5,043 to 5,081 (+0.7%)
  • The Marineland population remains stuck at 11
  • Palm Coast saw a healthy increase from 86,067 on July 1, 2017, to 87,607 on July 2018 for a +1.8% gain

Total Number of Housing Units:

  • St. John’s County: 106,485 units to 110,825 units (+4.24%)
  • Flagler County: 51,527 units to 52,530 units (+1.54%)
  • Volusia County: 260,490 units to 262,088 units (+0.88%)
  • U.S.: (+0.62%)

Going forward, our area is expected to continue to outperform the rest of the state as well as the U.S. overall. We can no longer rely on vacant/distressed housing to buffer the continuing demand for increased housing. Increased demand can be met only with new construction. Demand will come from two sources:

  1. A continuous flow of in migration
  2. The improving economy will allow many who currently in multi-generational housing or co-living situations to become potential home buyers.
