This new gated community off Pritchard Drive in the ‘P’ Section features 45 single-family homes and will later add 96 one- and two-bedroom condominium suites; all for 55+ residents

Half of Flagler County's population is over 50 years old. Clearly, there is a market for those choosing to downsize and reduce the burden of maintaining a large home and yard. New construction and included lawn maintenance can be a big benefit for this demographic.

Ustilovsky had several criteria in mind as he laid out American Village. Security is always a major concern, so the community will have two gated entrances, well-lighted streets, plus around the clock video surveillance of all common areas.

American Village balances residents’ desire for amenities with a wish to keep monthly homeowners association fees low. The community will have a pool and cabana plus a dog park. Its central location is within close proximity to several public amenities; golf courses, swimming pools, tennis, and pickleball, Flagler beaches are only minutes away. Palm Coast and Flagler County offer over 100 miles of scenic trails and paths.

Abundant shopping and dining venues, several banks, and a public library are close at hand. So too is a modern hospital.

American Village's first homebuyer

Jimmy Lea, of Tidewater, VA, is the first person to go under contract for a new home in American Village. Jimmy has been coming to Palm Coast a couple of times a year for a while. He owns properties in Palm Coast and has family here. 

Jimmy has been both a builder and a developer. Over the years, he says he has owned upward to 50 different homes, so he’s used to going through the buying process. I was interested to know what made him “pull the trigger” now, deciding to build his next home in American Village.

Jimmy has reached a point in life where he and his wife wanted to slow down, have less to take care of, but they realized that the decision would mean a lower income as well. So, his goal was to find a new, smaller, affordable home, but he did not want to compromise on features and quality of construction.

He decided to check out American Village. When he drove through the community and saw the quality of the infrastructure, he recognized that “the developer knew what he was doing.” He then learned that Luis Medeiros was the builder. He had gotten to know Luis over the years and respected his quality of construction and attention to detail.

Medeiros’s background as a custom builder was also key. He could easily modify standard plans to meet Jimmy’s wishes. Jimmy’s wife wanted a larger kitchen island than was in the standard plan. Luis took care of it. He was also surprised to find many features, such as Samsung appliances, were "included" rather than upgrades.

Some of Jimmy’s Palm Coast properties are vacant lots in the canal section of Palm Coast. He might have built there, but Jimmy wanted a gated community. Other properties are in Grand Haven, where home sizes and upkeep costs are greater. Centrally located American Village satisfied his desire to be near public amenities, dining, shopping, and Interstate 95.

As a builder/developer, Jimmy understood that being an early buyer in a new community, he would have to accept that construction would be going on in the neighborhood for a while. On the plus side, however, Jimmy got exactly the lot he wanted and a few bonus items for his new home. “Everyone was very accommodating.”

Given his list of criteria, Jimmy says American Village “checked all the boxes.”
