55+ Community Sales Picking Up Pace
American Village welcomes its first resident. Four more new homes are move-in ready. The first planned 32-unit condominium is nearly 50% reserved.
PALM COAST, FL – May 9, 2020 – While many of us have bunkered down at home the past several weeks, our local homebuilder community has forged ahead. The 2020 Parade of Homes, which historically kicks off the Spring home-selling season, was postponed but new construction and sales activity have abated only slightly.
Florida and Flagler County are already net beneficiaries of the migration from high tax states prompted by recent tax deduction limits. Many, including this writer, believe that a second wave of in-migration from the country’s Covid-19 virus stricken northeast corridor has already begun.
American Village www.AmericanVillage.us is one case in point. This gated 55+ community of 45 single-family homes and 96 one-bedroom and two-bedroom condominiums on Pritchard Drive (one mile from Belle Terre) recently welcomed its first resident.

Buyers are expressing keen interest in the condominiums. Fifteen of the 32 units in the first building have already been reserved. (Contracts cannot be written yet, pending final state approval of the condominium documents; expected within a few weeks.) Construction will likely begin in the summer.
One-bedroom condominium units starting at $150,000 and two-bedroom units starting at $225,000 are available in four different floor plans.
What sets American Village apart is its open floor plans with 10-ft ceilings and 8-ft doors, vinyl plank flooring throughout, high-end appliances, and quartz countertops.
