September 22, 2014 – The Palm Coast and Flagler County real estate market seldom mirrors the national market. But when the comparison is narrowed to Florida, the similarities become greater. Florida Realtors® released their August report today. The trends it reveals are remarkably similar to our local market.
September 22, 2014 – After four consecutive months of gains, U.S. existing-home sales slipped in August as investors paying in cash retreated from the market, according to the National Association of Realtors®. Sales increases in the Northeast and Midwest were outweighed by declines in the South and West.
September 19, 2014 – Palm Coast and Flagler County are unique in several ways, not the least of which is their stark contrast to nearby St. Augustine. Founded in 1565, St. Augustine is the nation’s oldest continuously occupied city. Palm Coast was non-existent until the early 1970s. It now boasts nearly 80,000 residents. It incorporated as a city at the turn of the century. Not yet 15 years old, it is one of the nation’s newest cities.
September 17, 2014 – Builder confidence in the market for newly built, single-family homes rose for a fourth consecutive month in September to a level of 59 on the National Association of Home Builders/Wells Fargo Housing Market Index (HMI), released today. This latest four-point gain brings the index to its highest reading since November of 2005.
September, 17, 2014 – For the second time in less than five years, the real estate housing the Imagine Charter School at 775 Town Center Blvd has traded hands. Inland PPD Charter Palm Coast LLC, of Oak Brook, Ill, sold lots 3, 4 and 5 of Town Center phase 5 to AEP Charter Town Center LLC, of Foster City , Calif.

September 15, 2014 – The Palm Coast Metro (all of Flagler County) housing market continues to become more healthy. The number of homes sold remains flat year-over-year, but there are fewer distressed sales, fewer cash sales, higher gross sales, more single-family building permits, and fewer new foreclosures.
September 13, 2014 – An HGTV crew spent four days filming in Flagler Beach and the surrounding area for an upcoming episode of Beachfront Bargain Hunt. Activity was observed at The Funky Pelican, Marineland, Washington Oaks and area beaches.
September 12, 2014 – Well known Flagler Beach real estate agent Linda Kasper yesterday pled No Contest to one reduced charge of Scheme to Defraud, a second-degree felony. The plea closed a $9 million mortgage fraud case against her in which she and 14 other defendants had been charged with one count of racketeering (RICO) and one count of conspiracy to commit racketeering (RICO), both first-degree felonies.
September 10, 2014 – The Flagler County Department of Economic Opportunity announced today that Moving Minds, a global strategic marketing and web consultancy is expanding and plans to hire more than 50 qualified, local employees over the next 3 to 5 years.
September 9, 2014 – Last Friday, Palm Coast resident John Orr and TV celebrity Alan Kalter teed it up at a Rock Rimmon CC golf tournament in Stamford, Conn. Both sported Palm Harbor Golf Course attire. Kalter is a television announcer from New York City, best known as the announcer for The Late Show with David Letterman since 1995.
September 8, 2014 – A home equity line that lets you borrow money as you need it can be a great way to pay for a remodeling project or an education - unless the lender cuts off your line in the middle of a home improvement or when your kid is only halfway through college.
September 5, 2014 – The number of Palm Coast metro single-family homes under contract at the beginning of this month was 396, its lowest level since GoToby.com began tracking this metric in 2011. This compares to 498 on September 1, 2011, 590 on September 1, 2012 and 496 on September 1, 2013. Pending sales is often considered a forward looking indicator.
September 4, 2014 – The Hammock Beach Club, Palm Coast’s most notable resort facility, has invited its members to see on Friday its latest plans to upgrade the club’s oceanfront lodge. This will be the second time in five months that resort operator, Salamander, has reached out to garner member support for the new plans. Salamander operates the resort and club for Lubert-Adler and reportedly holds an equity position in the facility.
September 3, 2014 – The CoreLogic July 2014 Home Price Index Report was released today. It highlights home price increases and measures how far back the market has come towards the peak prices of the recent housing bubble. How is the nation doing? And how do Florida and metro Palm Coast compare? The report is one of only a few that analyzes pricing both with and without distressed homes sales included.
September 2, 2014 – Foreclosures are the crabgrass in the lawn of the real estate market. Properties in foreclosure are often vacant and poorly maintained. Their existence depresses the value of surrounding properties. The problem is more acute in judicial foreclosure states like Florida, where the courts control the process. While many argue that the judicial process affords more protection to borrowers, the process can be excruciatingly long. But things are getting better, both nationally and locally.
