April 22, 2014 – Flagler County was the fastest growing county in the U.S. ten years ago. According the latest estimate released today by the US Census Department, Flagler is not even on the top 100 for population growth from July 1, 2012 to July 1, 2013. St. Johns County is ranked 20th in population growth for the year.
April 21, 2014 – April 7th, the Flagler Board of County Commissioners approved a land swap agreement with Florida Landmark Communities LLC. The swap affects properties near the County Airport and will allow reconfiguration of the SR 100 frontage at the southwest corner of SR 100 and Seminole Woods Pkwy. Landmark plans to build a new convenience store on the corner site. The developer did not disclose the convenience store’s brand name.
April 17, 2014 – Frank Sockman, of Palm West Home Realty made a presentation to the Board of Commissioners of the Grand Haven Community Development District (CDD) revealing plans to restart construction on two unfinished 3-story, 12-unit condominium buildings located between Grand Haven’s 18th green and golf clubhouse. Work is expected to begin in July with work to be completed by the end of the year.
April 17, 2014 – Flagler County’s premiere air event and music festival join forces to host an all new spectacular Warbird Fly-In and music festival at the Flagler County Airport, Friday, April 25 and Saturday, April 26.
April 16, 2014 – European Village is continuing its metamorphosis into a dining and entertainment destination. Two new restaurant choices will soon be available in EV. One will be an upscale steakhouse with a catchy name ending in “101.” The other will be a makeover of the perpetually problem-prone Europa Lounge and Bistro involving the participation of a principal owner of the successful “386” restaurant on A1A in the Hammock.
April 14, 2014 – The Tribune Limited, published in Nassau, Bahamas, reports increased interest in the partially completed $4.9 billion Ginn Sur Mer project on Grand Bahama.
April 9m 2014 – Salamander and Lubert-Adler presented their concept proposal for a new 198-room lodge and golf clubhouse to Hammock Beach Resort club members, Ocean Hammock residents and owners at an April 5th town meeting. The approach appears to have gained support from about 85% of the meeting attendees.
April 7, 2014 – The steady increase in the number of homes sold via MLS in Flagler County year-over-year has apparently come to an end. The number of homes sold during the quarter ending March 31, 2014 was down 6.7% from the same period last year. But the median selling price this past quarter was up 29.8% from 2013.The average price paid per square foot was also up, increasing by 13.1%. Aggregate sales increased 10.7%.
April 4, 2014 – An enema for relief of constipated real estate development, the catharsis of tax deed and foreclosure sales makes room for new capital, replacing tired or expired capital at market appropriate prices. A case in point is the April 8th scheduled tax deed sale for a vacant 67.81-acre commercial parcel in Town Center. The parcel is across Town Center Blvd from the Imagine Charter School.
April 3, 2014 – CoreLogic reports a 35% decline in U.S. foreclosure inventory from one year ago in its latest National Foreclosure Report. There are 1,172 active foreclosure cases in Flagler County, down from 1,314 one month ago, from 1,455 on January 14 and from over 3,600 in the spring of 2011.
April 2, 2014 – The Institute for Economic Competitiveness, College of Business Administration of the University of Central Florida recently released its Florida & Metro Forecast: 2014-2017
April 1, 2014 – U.S. home prices rose by 12.2% year-over-year according to CoreLogic’s Home Price Index released today. Flagler’s year-over-year rise was 24%. CoreLogic expects national home prices to rise by 10.5% year-over-year in March. Local March numbers are still coming in, but to date they are up 8.2% over one year ago.

March 28, 2014 – The Hammock Beach Resort in Palm Coast, FL will be getting a new 198-room lodge and golf facility if plans unveiled by Salamander Hotels & Resorts, gain the support of members and property owners and the approval of Flagler County.
March 27, 2014 – The Cinnamon Beach at Ocean Hammock Condominium Association is Plaintiff in a lawsuit against Centex, the developer of the 275 oceanfront condominiums at Cinnamon Beach in Palm Coast, FL. The lawsuit seeks compensation from the developer for construction defects and deficiencies identified in the turnover (transition from developer control) process totaling $14,282,151.88.
